The Real Estate Team will use reasonable efforts to help analyze your Site Search Area, help determine site feasibility, assist in designating the location and review draft leases to assure EA recommended or required lease provisions are included. The Real Estate Team grants final approval of the lease that is required before executing the lease. Targeted timing to find and have a location approved is within 30 days of the effective date of the Franchise Agreement. Lease negotiation will follow and the targeted timeline to complete that is within 90 days of the effective date of the Franchise Agreement.
Construction
- EA Design and Construction Team must review and improve the proposed store layout.
- Guide you through the construction process to ensure all items are completed in a timely manner.
- Assist you to ensure all new store equipment and inventory orders are placed successfully and on budget.
- Assist you to ensure that all steps to store construction and build-out are completed successfully.
- Generate a punch list of all items that need to be rectified by GC and/or vendors. These items must be completed within 14 days after openings. Send a copy of the punch list items to EA Design and Construction Team.
- Schedule the store opening and gather final required paperwork, including Certificate of Occupancy and final health department approval to open.
